Christmas Opening Times 2021 - Spencer. Sheffield

 

Christmas Opening Hours







Christmas Eve 8:45am – 12 noon

Closed 25th – 28th December

Open 29th and 30th December 8:45am – 3pm

New Year’s Eve 8:45am – 12 noon

Closed 1st – 3rd January 2022

Open as usual 4th January 2022

We are hoping this year to have a little bit of a break over Christmas after what has been a super busy and stressful year, so please find attached our opening times over the Christmas period. If you are a tenant and have an emergency over the Christmas period, please call the out of hours emergency number*. 

We hope that everyone has a restful break and manages to get to see loved ones over Christmas and New Year and we wish you a very Merry Christmas and Happy New Year. We hope that 2022 brings more time with family, and that everyone stays happy and healthy. 

*Please be aware of what an emergency is, you wouldn't believe some of the calls we have taken in previous years, like the tenant who wanted a tenancy extension and decided to call the emergency line on Christmas Day..... In the event of a fire, break in, or other such emergency, please call 999. For hot water and heating problems you may need to use your initiative to a certain extent and should have a back up electric heater. For flooding, you may need to isolate the water so make sure you know where your stop cock is. If you have a power cut, please check the National Grid website first to see if it is an outage in your postcode area. As much as we will always try to help with any problems, not everything can be fixed on the day over the Christmas period. You will be calling a member of the Spencer Team so please think about whether you can handle your emergency over a short time until we reopen and can get contractors to you.

Seller's Market - when will it slow down? #Property market - #Sheffield

You’d be forgiven for thinking that the Autumn and Winter are not normally ideal times to be selling your home but did you know that the market in general and, especially here in Sheffield right now, is experiencing one of the busiest markets ever seen before? The demand for properties across the board is at an all-time high and with so few properties available on the open market it’s resulting in record sales prices being achieved. The reasons for the historic levels of demand are unclear but it’s plausible that interest and mortgage rates being lower than ever before and the likelihood of these increasing at some point in the next 12 months is a key factor in buyers wanting to secure a new home as soon as possible.

If you’re considering selling or moving home in the next 12-18 months perhaps it would be a good idea to make that move sooner rather than later. We’re finding that many of our vendors underestimate just how much their properties are actually worth so having a valuation may mean you can actually afford to make your next move sooner than you thought.

 

One thing is certain in that it’s a sellers’ market so if you want to move home, having a property in a popular area that would sell quickly simply isn’t going to allow you to compete. The majority of our sales are to people who have already sold subject to contract and are just waiting for that perfect property to come along. There’s no need to worry about being forced out of your home or having to rent something in the interim as most, if not all buyers are fully aware of this crazy market and are prepared to give our vendors weeks and months to find something suitable to buy themselves. Some of our clients have been able to move by taking advantage of our ‘ready to move’ service where-by we arrange for a photographer and floor plan people to get all of your marketing material ready in anticipation of you going to market when the time is right for you. At a small cost this can be easily arranged and by saving you the time it normally takes to get ready, can be the difference between you securing your dream home or not.

NEW HOMES - #Sheffield #Spencer

 

Are the days of fixed prices on New Homes over?

Last week we launched a new development at Walkley, Lark’s View, and interest quickly flooded in. These are incredibly well-built properties with well thought-out layouts, great interiors, lovely gardens and exceptional views so we weren’t surprised that the phone suddenly rang off the hook. After booking a staggering 86 viewings in total, the offers started to come in thick and fast and on Monday morning we logged multiple offers on every plot in less than three hours!

There’s no doubt that the properties themselves and the marketing by DED of these properties are both exceptional, yet the market really is booming and a perfect storm of demand has meant that these houses are really hitting the mark. We have found that the low stock levels, the number of people looking to downsize or upsize, divorces being up, people relocating to Sheffield, the stamp duty holiday and people who sold and went into rented hoping the market would drop, have meant that an unprecedented number of people are in the market to buy.

Once upon a time, a fixed price would be seen as always the norm on new build houses, but in this current market, developers fixing prices for sales really are missing a trick at hitting the true market values, which may be much higher than their original expectations. The market drives the price, so don’t shoot the agent or the developer for pushing prices upwards, the demand is doing that!

We know that the price of building materials is at an all-time high, squeezing the margins more than ever before so the developer isn’t just winning, so is the economy generally hopefully contributing to a recovery out of these strange and difficult times.

This is a front of house, public facing role, working in a busy estate agency branch on Ecclesall Road. We are an established agency and have been working from these premises for 28 years this year. We are looking for a confident receptionist used to working with phone systems, IT, and who is good with the general public. Personality and sense of humour essential! Also advantageous if you aren't easily offended. 

In this role you will be responsible for front of house communication and as an administrator relating to the sales and letting of properties.

This is a varied role, key duties include:

  • Handling inbound calls, booking appointments and passing on as appropriate
  • Greeting clients face to face and referring them to the correct person to handle their query
  • Administration relating to the sale and letting of properties
  • Updating the client database and qualifying applicants
  • Communicating effectively with clients

The successful candidate:

  • Experience in an admin/reception role. Any property industry experience is desirable
  • Strong communication skills; numerical, written & verbal
  • Good IT skills including Outlook, MS Word, Excel
  • Good organisational and time management skills, ability to multi-task
  • A commitment to providing excellent customer service

Mum and our #StLukes #Fundraising - #Spencer #Sheffield

This is my lovely Mum, Anne Spencer..... 

"Mum was diagnosed with stage four Lymphoma on the 16th December 2020 at the Hallamshire and was quickly told that they weren’t going to treat her, as the cancer was too aggressive and she wouldn’t survive the treatment. 

"Trying to absorb that information was incredibly distressing for mum and for us and when they told us on the 23rd December that she only had a few days to live, mum desperately wanted to get transferred to St Luke’s or to go home. Because mum was on such high levels of oxygen by this point the Hallamshire ruled out the possibility to go home so we started trying to get her to St Luke’s via a referral but time was obviously of the essence. 

"I rang St Luke’s on Christmas Day to beg them to take her, as she so desperately didn’t want to die in hospital. I’m not saying that her medical care at the Hallamshire was lacking particularly but she spoke about feeling abandoned and uncared for and she felt as though they had put her in a room and told her to die quietly without a fuss. David from St Luke’s called me back on Christmas Day afternoon and was utterly wonderful, he made me instantly feel as though he cared about her and that she could get her dying wish in getting the transfer to St Luke’s to hopefully get some peace and to feel like she was cared for and comfortable. David called me back again on Christmas Day evening to say that they had a bed and that they would liaise with the Hallamshire to get her there on Boxing Day, which they did. 

"Telling mum on Boxing Day morning that she could go to St Luke’s felt like the greatest gift I had ever been able to give her, she was so incredibly thankful, and immediately felt a sense of relief. At St Luke’s they spent the whole of Boxing Day making sure she was comfortable and listening to her and her wishes to want to feel loved and cared for. 

"Mum died the next day, peacefully in a beautiful room. 

"The feeling you get when you walk into St Luke’s is one of peace, and serenity. It is presented as a five star hotel, and everyone there makes you feel heard and cared for, even us who went in to see mum after she had died. I only wish mum had had a few more days there so that she could have truly appreciated the difference in care to that she experienced in the hospital environment, but she got there and she felt so incredibly grateful for what they achieved in the small amount of time that she was there. 

"I will be forever thankful to David for the way he spoke to me on Christmas Day, I knew he was going to do everything he could to make the move happen and his manner and professionalism was everything that I needed to hear in my time of need. We are therefore raising funds for this amazing charity, and hope that people will want to join us in the challenge to remember my lovely mum.”

Covid-19 Blog - Taking something positive from 2020

 

Our lovely Rachel in Accounts finds some positivity for 2020.... 

"It goes without saying really that this year has been “different”. Every person in the country and the majority of the world has been affected in some way by Covid-19, what has it meant for me personally?

"I had some symptoms myself back in March and I went from staying away from work to work closing its doors to the public, and then to staff, and then to seeing my work colleagues only on Zoom meetings or by communicating on our work WhatsApp chat. Not surprisingly the world suddenly seemed a very different place with us awaiting the latest news announcements and more and more of our freedom to move around being restricted. I sobbed on Mother’s Day at not getting to see my own mum or my grown up children, but I had a nice chat on the phone with my son and daughter and everyone was in the same situation, I was one of many mums trying to put on a brave face and not be too disappointed.

"Having said that, the year has been one for more time to take up new interests, read about places we want to see when things return to normal (whenever that is) and appreciate the things we do have. I am lucky to have lovely family to talk to be it in person, on the phone or via a video call.  I have dreams for the future and more money in the bank, with holiday plans being on hold. It helps that we have had lovely weather, which I enjoyed from the comfort of my garden. Every privilege returned has been more appreciated and less taken for granted than before, and the stories of people helping others throughout this have been heart-warming.

"I don’t think life for the generation who have lived through the pandemic will ever by quite the same as before and I hope we can all take something positive from 2020 and soon we will enjoy some of the things this year have eluded us this year."
