NEW HOMES - #Sheffield #Spencer

 

Are the days of fixed prices on New Homes over?

Last week we launched a new development at Walkley, Lark’s View, and interest quickly flooded in. These are incredibly well-built properties with well thought-out layouts, great interiors, lovely gardens and exceptional views so we weren’t surprised that the phone suddenly rang off the hook. After booking a staggering 86 viewings in total, the offers started to come in thick and fast and on Monday morning we logged multiple offers on every plot in less than three hours!

There’s no doubt that the properties themselves and the marketing by DED of these properties are both exceptional, yet the market really is booming and a perfect storm of demand has meant that these houses are really hitting the mark. We have found that the low stock levels, the number of people looking to downsize or upsize, divorces being up, people relocating to Sheffield, the stamp duty holiday and people who sold and went into rented hoping the market would drop, have meant that an unprecedented number of people are in the market to buy.

Once upon a time, a fixed price would be seen as always the norm on new build houses, but in this current market, developers fixing prices for sales really are missing a trick at hitting the true market values, which may be much higher than their original expectations. The market drives the price, so don’t shoot the agent or the developer for pushing prices upwards, the demand is doing that!

We know that the price of building materials is at an all-time high, squeezing the margins more than ever before so the developer isn’t just winning, so is the economy generally hopefully contributing to a recovery out of these strange and difficult times.

Grief - What's it all about? #stlukes #lymphoma

 

What’s it all about?

“Funny” how grief can bring up a whole host of emotions that you didn’t know you had, they range from anxiety to strength with just about every other feeling in between and you are never quite sure which one is coming when.

You also find out who the people are in the world that really understand. When you first lose someone close, in my case my mum, you become a bit of a circus act, people come from far and wide to see how good you are at grieving and have a whole range of opinions as to how you’re coping and to see if you are dealing with it as they think you should be. It’s incredible how many people feel they have a right to an opinion on this, as how could they possibly know? You don’t know yourself! Once the initial flurry of onlookers have moved on, it’s who remain that you really lean on. There are people that show up once and there are those that you know will show up forever, the ones that will sit with you in the dark, and the ones that just want to judge you on how you’re getting on to report back to others in some sort of macabre way. You certainly find out who your friends are!

Some people have contacted me to say how forthcoming I am in speaking about my grief, how I am coping, and how I will have to cope going forwards, some people have reached out to me when they too have lost someone to find some comfort in their own emotions, and some have chosen to watch from the side lines, expecting me to implode or to self-destruct. They may wish to continue to watch this space, as who knows!?

I have read some interesting blogs, articles, books on grief and on loss and have joined some communities online to feel assured by my own feelings and insecurities, and it is incredibly interesting to research how different cultures, communities, and religions deal with the feelings of loss. The British way seems to be one of a stiff upper lip, that we shouldn’t really continue to talk about grief, that we should in some way move on and get over our loss, whereas other cultures have a much more open and interesting way of continuing to keep those you love in your life and to keep talking about the dead, without having to “get over it” as a process.

Watching the Queen at Prince Philip’s funeral filled me with strength and confidence in the way that the Queen seemingly wanted to appear. She wasn’t alone, in my opinion, she didn’t appear weak, she showed that she could be alone, and that no one was going to replace him by her side, an incredible show of strength and resilience but also an open and honest aloneness that so many people would be able to relate to.

I don’t want to get over the loss of my mum, I am choosing to keep talking about her all the time, and I will continue to do so, I am sorry if that makes you feel uncomfortable, but it doesn’t me. A huge thank you to all those that are choosing to sit with me in the dark, who continue to speak about my mum and who she was openly and frankly, I love people talking about her and keeping her memory alive, she was the most incredible woman.

As you may know, we, at Spencer and including many of my friends around the world, undertook a challenge in February to run 125km within the month which we all did with gusto. The time each day gave me some alone time to have her in my thoughts and gave me the impetus to get up each day and get out and carry on, a message to myself that I needed to drill in that I had no choice but to get on with life without her. We raised around £15,000 for St Luke’s where mum died and are so proud that we were able to do something for them, as they were so incredibly kind to us when she was dying at Christmas. We have decided that we will close down the Just Giving page this month, so that we can move forwards and can continue our journey through this awful time.

Thank you so much to everyone that has donated to this incredible cause, we are unbelievably thankful for all your strength, your kindness, your continued support, and for keeping mum’s memory alive.

To my friends, you were so loved by my mum, and I am quite sure she died knowing that you would all continue to look out for me and to love me no matter where I am at through this time and always. Thank you for being there.

Help us Raise Money for St Luke's Hospice with our #Spencers125k

You may have heard that my lovely Mum died on the 27th December 2020 after a very quick return of Lymphoma that took her from us within just ten days. 

Mum was desperate to escape the Hallamshire to get to St Luke’s Hospice, which she did and died within 24 hours of being there.

St Luke’s was always close to her heart and we know too many people that have ended their days in their wonderful care. 

So, we at Spencers have decided that we will run 125km each in February in aid of St Luke’s, which is the distance from Mum’s house to Old Trafford, where she loved to go with my Dad to watch their team and where they had season tickets for many years. 

We invite you all to join in and attempt to hit a 125km target by running / walking / cycling / horse riding the same distance throughout February, or just to donate to this wonderful cause by supporting our efforts. 

All collections on Mum’s behalf will go to St Luke’s via this JustGiving page. Thank you so much for supporting us, Mum, and this wonderful charity. Love you Mum.

New Year #Blog #Sheffield #Property



Sheffield has always had a strong property market, influenced mainly by low supply and high demand; we still draw many big businesses to the city, as well as having an excellent retention of students who stay on after their studies. It’s undeniable that this is a city that people fall in love with, and those that love to hate it would never leave it either, despite us looking on at Leeds and Manchester as our more prosperous neighbours. 
Since the general election results, whatever your political persuasion, there has to be an argument that strength and stability has a chance to continue, and that a huge shake up and change could have been detrimental to people’s buying and selling choices, especially for aspirational movers. 
We believe that the strengthening of the market will now forge in steel for those that want to upsize and grow, those that want to get on the ladder as money is so cheap to borrow, and for investors who still see that long term investment in property is still as safe as it can be to place monies into retirement plans or for inheritance purposes. 
We see no reason why our city can’t continue to flourish and it should continue to be a place we should be proud of and take a pride to live in.

Interview with Nicola Spencer - Spencer. The Estate Agent, Sheffield #iamspencer


Q: How is the housing market faring in Sheffield (prices, hotspots, activity, who’s buying etc.)
A: Sheffield has always had a remarkably robust property market, even through troubled times, we haven’t seen the disastrous effects like some smaller cities and towns. Currently we have plenty of first time buyers looking and the Help to Buy has definitely encouraged some to the market, as well as having encouraged some lenders to compete with similar products. Aspirational movers are also on the up and up, and a shortage of supply in the most popular areas is meaning that there are multiple bids pushing the values higher, sometimes with extraordinary results. Largely this is led by school catchment, and is usually a consideration for resale, even if the current buyers don’t have children of their own. Investors are cautious with the changes in regulations and taxation, but are still out there in their droves buying particularly in the city centre.

Q: Are there any up-and-coming places?
A: Once upon a time, not so long ago, the idea of living in Sheffield City Centre was laughable, but the truth now is that it is affordable, convenient, diverse, and on the rise in popularity. We thought we were taking a bit of a chance taking on volumes in the city centre over the last couple of years but now that we are the top selling agent in S1, it seems to have been a risk worth taking. The buyers are as diverse as the properties; the quality of properties and the quality of buyers mean that you have to know your market, but plenty are selling, prices are stable, and the long term prospect of the city centre is such that it is worth looking into.

Q: If you were the Housing Minister what would you do and why? (i.e. bring back council housing, change stamp duty etc etc
A: The regulation of the estate agency business is a MUST in our eyes, Spencers have been regulated and licensed for decades and have always felt that the credibility of being audited and regulated should attract more conscientious clients and discourage those with the wrong intentions. With the changes in CPR and the soon to be changes in GDPR, the regulation of certain EU requirements are pushed on to agents, yet the agents have little or no policing and the OFT, Ombudsman, and the ASA do little to monitor rogue agents, unless a consumer reports them. If landlords were licensed and so were agents, we would not need such heavy over protection of tenants, which would lead to a fairer overall management of property, tenancies, monitoring of bad advertising, and would improve the industry overall. And the internet agencies would need to comply!  

Q: What are the best and worst things about working in property?
A: I love my job. There is nothing at all bad about working in property! Every single day is different, every client, property, circumstance, is different to the last and so life is never dull. My worst day ever was probably attending a repossession on behalf of a bank about 20 years ago, the lady had mental health problems following the suicide of a loved one and had started to collect animals for comfort. When she was repossessed the RSPCA took all her animals at the same time and my heart broke for her. On the flip side of that though, many people feel super excited to move and can’t wait to get their keys for their new home so it is great to hand them over at the end of their journey, which is usually an interesting one! It can be pretty stressful moving home, and when people are under pressure it can bring out the worst in them, so patience is key and a good listening ear needs to always be on hand. If you like architecture though, and are nosy about how others live, you just need to add in tenacity, enthusiasm, and a thick skin and you would love it!

Q: Where and what your ideal home?
A: Not to be greedy but I would need two! If price and location and planners were not a consideration I would have a Frank Lloyd Wright Fallingwater inspired house surrounded by hills and views and countryside and fresh air with an internal courtyard and large mid-century style open plan rooms, water features, and trees. On the flip side of that, I would also love a penthouse apartment in the thick of it with a huge roof terrace and with extensive city views! If money were no object though, I’m not quite so sure that either of these places would be in Sheffield, the apartment would likely be in New York or Paris and the FLW would likely be in Mykonos….. one can dream!

Does your agent charge hidden repair commission? WE DO NOT @spencersagents #sheffield

A More Ethical Approach to Property Management

When considering revenue streams and remuneration structures in property management, quality agents will ensure that any put in place support an ethical business culture. An area where this falters in the property management industry is the commission policies on general repairs and maintenance. Some large and well-known agents set company targets for achieving a level of commission income in this area. This creates the conditions for unethical approaches which every agency should seek to rule out.

Take a typical contract which endows the managing agent to undertake any repairs under the value of £300 at their discretion. The managing agent has three different but reliable and well-reviewed contractors on their books who can carry out the works:
·         Contractor A will charge £200.00
·         Contractor B will charge £250.00
·         Contractor C will charge £275.00
It is clear to see that where discretion is permitted the conditions of a commission target would bias the agent towards instructing Contractor C. After all, their contractual obligations are satisfied and another step is taken towards achieving their target income. However this clearly isn’t in the best interests of the client given that they are paying unnecessary costs of works which the agent can have carried out more costs effectively. It is also clear from the above example that although an agents fees may be clear in their contract, this will not shed any light on their internal targets & remuneration structures and the type of decision making they may influence.
Some agents may jump on the archaic view that this approach is perfectly ethical given that it meets all contractual obligations whilst contributing to the company’s bottom line. However ethics begins where the law (or contractual obligations) end. In this scenario it should begin when the agent is considering which instruction is in the best overall interests of the client and, all other things being equal, it is not in the best interests of the client that they incur unnecessary costs. An agent’s claim that it helped them meet their commission target would not break any ice with the paying property owner. It may be argued that such companies can put measures in place to offset the risk such as checks to ensure the most cost effective option was taken. This is not an efficient or effective means of achieving goals for any agency committed to an integrated ethical culture throughout its business.
We at Spencer are committed to encouraging just such a culture and understand that this means meeting maintenance costings with a healthy questioning attitude, free of any general maintenance fees or commissions. This approach works in the client’s best interest by providing practical and cost effective courses of action with an unbiased view of which to take. This is in contrast with the above approach aimed at achieving the highest level of commission in the quickest possible time regardless of whether it really is in the best interests of client.
At a time when agencies income streams are being squeezed it is likely that the types of commission and remuneration mentioned above will be drawn on as a way to bolster revenue. So, when seeking out a quality agent it is worth looking beyond the fees outlined in their contract and asking questions about the practices the company may have in place to achieve their targets. Their answers may shed light on whether their approaches are actually consistent with the interests of their clients and the true costs of their property management.

Let’s talk about regs!

We all know that having building work carried out on your house is exciting, messy, and involves A LOT of paperwork. Now let’s be honest – when you get to the end of an extension, all you want to do is clean up and order the furniture. You couldn’t give a monkeys if you’ve got a certificate for the work or the boiler because there is no way you’re moving after all of that!
Until you do want to move..
Then you’re sure that you paid for the building regs through the council and you can definitely remember something about an inspection but you’re just not quite sure where the paperwork is. Having done it myself, let me tell you, I was convinced that we had a certificate. We didn’t.
We are finding more & more that people are applying for building regulations for work but not getting them signed off and as a result, have no certificates at the end of the works. Or the builders were meant to do it and then didn’t.
Fortunately you can get indemnity insurance for these things and your solicitors will arrange that for you but only if your buyers are happy with it or if you haven’t already notified the council about the works. This year I have noticed that it’s becoming increasingly common that solicitors & buyers are refusing such insurances and asking for either the certificate or a reduction in price to reflect the missing paperwork because they want to be sure that it’s been carried out correctly and think it’s a way to drive down the price.

Having worked in the industry for over 12 years and, more recently, renovated a couple of properties myself, I cannot stress the importance of having certificates for all of the works you have carried out on your property. Despite having no plans to move for quite some time, I have now learnt my lesson and have certificates & planning permissions coming out of my ears. Just in case…

Property Market Forecast for 2018 

No one dare say the words “strong and stable” anymore in the same sentence but, if we were to, it would pretty much describe the current property market conditions in Sheffield. Over the last few years, the market has slowly limped towards Christmas with us hoping for little snow, and praying that the New Year would fast approach, whereas the end of 2017 saw a strong level of interest and a high level of property instructions right to the end of the year. There’s no doubt that the very top end of the market is still the slowest to move but with realistic expectations there are no reasons why it isn’t a good time to sell or buy.

We are yet to work out whether the stamp duty changes will make any real inroads to the first time buyer market but hopefully it helps to counter the interest rate increases, and we have been rather pleased to see that, although the press aren’t making too much noise about it, the Help to Buy scheme is definitely helping to make life easier for many.


In Sheffield, because prices are solid, we aren’t able to say that any one particular area is “up and coming” but there are many areas that are seeing good results in suburban districts particularly Walkley, Woodseats, Hillsborough, Meersbrook, and Abbeydale, where they may have, not so long ago, been quoted as the areas to buy for better value. The city centre is the one to watch in Sheffield though, and our only advice there is to BUY WISELY, there are many developments shooting up all aiming a similar markets so quality and position have to go hand in hand to ensure a decent long term investment.

I was in a well-known coffee shop last week when I happened to over-hear a conversation where two people were discussing a recent experience of choosing an estate agent. "I went for the agent who had the lowest fee because when you break it down they're all pretty much the same." This comment managed to make me experience sadness, disappointment, anger and happiness all in a 20 second moment but thankfully happiness was the emotion I felt for the most of that day.  I went back to the office to be greeted by our office manager who had a smile that was bigger than a Cheshire cat’s! The reason for her happiness was a vendor who had just been into the office to drop off a set of keys for the sale of their house which had just completed. Behind her on the desk were four bottles of wine, a bunch of flowers, and two cards, which had comments thanking us for all our help. This particular vendor has had plenty of recent experience with estate agents both as a buyer and seller so it was even more satisfying to read his praise of our team for all of our efforts. He was keen to point out that my initial marketing valuation was in the middle of three that he had received when looking to find a suitable agent, and he also was happy to admit that we weren't the cheapest agent to quote for his business. The results though were that we achieved a sale price higher than the highest valuation he'd received with a service that he couldn't find even the smallest of faults with. He couldn't believe the difference between using ourselves and the previous agent he used less than three years ago who at the time he chose because he thought all estate agents were the same!

October 31st saw the 5 year anniversary of Managing Director Nicola Spencer & Lee Bullen taking over the family business at Spencers and what better way to celebrate than with a brand new look and a party!

Whilst Nicola would admit that the rebrand itself has been a labour of love, it’s all been worth the hard work, even if we do say so ourselves! We love that Nicola's signature is the face of the brand now, and that she is happy to sign her name to her work and the work that we all do for the business on her behalf, as we all passionately believe we are doing our very best. Watch out for loads more interiors based products too, as well as the gorgeous mugs, as we roll out more and more patternwork and colourways to show off the versatility and opportunities opening up with the new branding - we love it. 

We had a fabulous time showing off our newly designed and extended offices to our guests and danced the night away with thanks to DJ Greg, flowing fizz, and food from the fabulous Marcus (previously Rafters) for Spoilt for Choice. Not only were we able to celebrate with our loyal landlords and vendors, but with trusted local solicitors, developers, and other letting agents who continue to support our focused, family run, estate agency. A fabulous time was had by all and going by the sore heads in the office the next morning, I think we all managed to let our hair down too.
