How to get your home ready for sale!

When selling your home first impression count, you have only 8 seconds to impress them. Here are some tips to help get your property ready for market.

Curb appeal
This is the first thing the viewers will see, so take a good look at what you're presenting.  Peeling paint, dirty windows, and dead plants, you have work to do! Remove debris such as fallen tree branches and leaves. Keep grass and shrubs trimmed, freshen up flowerbeds. Putting some flowers in front of the house or by the front door always makes people smile. Have a FOR SALE sign it helps your buyer find you!

Decluttering
Decluttering is so important you want the viewer to imagine living in the property. Removing excess furniture, clutter, personal items will make you home feel bigger. Clean your home from top to bottom, i.e.  Wash windows inside and out, dust down the cobwebs, polish chrome and mirrors, hoover, dust furniture and light fixtures.

Unfinished jobs
Get round to it, Now! If there’s a cupboard door hanging off or a tap that’s dripping – get it repaired. If the grouting in your shower has gone black or the carpet in the dining room is threadbare – get it replaced.  You might also want to think about removing all traces of your pet. Some people are allergic to cats.  Some people are scared of boisterous dogs.

The temperature
First impressions aren’t just about what you can see, they are also about what you hear and what you feel! Having the heating on in the winter months allows your viewers to view the property without wanting to get out as quickly as possible. It also applies in the summer try keeping the property cool. You can do this by shutting the curtain before the viewing (make sure you re open just before the viewing takes place)

Property Market Forecast for 2018 

No one dare say the words “strong and stable” anymore in the same sentence but, if we were to, it would pretty much describe the current property market conditions in Sheffield. Over the last few years, the market has slowly limped towards Christmas with us hoping for little snow, and praying that the New Year would fast approach, whereas the end of 2017 saw a strong level of interest and a high level of property instructions right to the end of the year. There’s no doubt that the very top end of the market is still the slowest to move but with realistic expectations there are no reasons why it isn’t a good time to sell or buy.

We are yet to work out whether the stamp duty changes will make any real inroads to the first time buyer market but hopefully it helps to counter the interest rate increases, and we have been rather pleased to see that, although the press aren’t making too much noise about it, the Help to Buy scheme is definitely helping to make life easier for many.


In Sheffield, because prices are solid, we aren’t able to say that any one particular area is “up and coming” but there are many areas that are seeing good results in suburban districts particularly Walkley, Woodseats, Hillsborough, Meersbrook, and Abbeydale, where they may have, not so long ago, been quoted as the areas to buy for better value. The city centre is the one to watch in Sheffield though, and our only advice there is to BUY WISELY, there are many developments shooting up all aiming a similar markets so quality and position have to go hand in hand to ensure a decent long term investment.

When is the best time to sell my #house? #Property #Sheffield

"Over the past four months when meeting new clients, the most common questions I’ve been asked have been; are prices going up?  Is the market moving? How much are your fees? But with out a shadow of doubt, THE most common question would have been; When is the best time to sell my house?
 
"Previously, ‘Spring’ has been the most obvious answer, and many could say the same today, but every estate agent in Sheffield right now, should, and probably will shout loud and clear to put your property up for sale today. I’ve worked in the property industry for over 10 years now but only once or twice before have I ever experienced the frenzy and demand that we are seeing at the moment. As I write this, after a busy and productive Monday, here at Spencers we have recorded 22 offers after a fantastic weekend of viewings! And would you believe the majority of those offers have all been recorded at an asking price level or higher, from buyers who are ready to proceed. Why is it happening? – another common question asked.

"One of the great things about property is that it’s all about opinions and it provokes conversation. My opinion is that after a tough time for all, the confidence in the market and economy on the whole seems to very good. Buyers can only see the market going in one direction and so now is the best time to jump on the bandwagon. In comparison to this demand, we are seeing the lowest level of available property since the height of the previous market back in 2008, which is why we are back to the days of ‘best and final offers’ or ‘sealed bids’.

"Will this activity continue? Today I have shown potential buyers around a house in High Storrs that drew the attention of 30 viewers on Saturday, 40 in total so far. If we sell that house to one person, what are the other 39 going to do? Do I think enough properties will come to market over night to satisfy this demand? Unlikely, but as we approach the summer months, more people will decide to sell and that will not only help to satisfy demand but give the buyers more choice and options. This may mean that prices begin to stabilise and level out which again points to why the best time is right now as a seller.

The Great Non-Retirement #Spencers

Jim Spencer steps one foot closer to the Golf course.....

It was with great delight that we held a dinner at Baldwins Omega for Dad's retirement and presented him with a membership to Sickleholme Golf Club. The food was incredible, the magician was magical, the company was perfect, the laughter was raucous, the faces were old, the jokes were terrible, the cuddles were appreciated, and the most wonderful time was had by all.

You may all be incredibly surprised to hear that Dad actually organised it all himself too (sort of) although mum and I took much of the credit; the menu, the guest list, the venue, the entertainment, the table plan, and the attention to detail was all Dad's hard work. Well done, it was amazing. 

As you all know, after a long career like Dad's there have been some very funny stories, some tears, and much laughter along the way, and all thanks to the incredibly wonderful people that have been involved in his life and times so far. I want to personally thank everyone who have come along on the journey so far and to say that you are all welcome forever more.
