The Dambusters 70 Year Anniversary
Oh! And an amazing property For Sale! 



16th May 2013 is the 70th anniversary of one of the most memorable operations of the Second World War. 617 Squadron flew in Operation Chastise, using the famous bouncing bomb to attack the industrial region of Germany and are now best known by the name of the film that dramatised these events -The Dambusters. 
Dambuster 70th anniversary cardThe bouncing bomb was an ingenious invention by Sir Barnes Wallis that, in simplest layman's terms, backspun the bomb to make it bounce along the water, much like skimming stones. On the 16th May 1943, 19 Lancaster bombers carried a bomb each and had to fly at incredibly low levels, which was dangerously skillful and eight of the planes never returned. The date was specifically chosen as the pilots needed the light from the full moon to be able to reach such low flying levels, and it was seen as a "now or never" opportunity. 53 men of 617 Squadron lost their lives in the operation which took five attempts to breach the Moehne Dam. Wing Commander Guy Gibson then led the three remaining Lancasters to attack and breach the Eder Dam. Two other dams were attacked but not breached.

There will be a 70 year anniversary Lancaster flyover at Derwent Reservoir (the Ladybower Dam) on Thursday 16 May between 1300 and 1315 to commemorate this historic event, they will then fly on to Chatsworth for around 1320.

Spencers Agents Ltd Join Forces with Fancie for Property with Cake! (Genius!)

Spencers Agents Ltd of Ecclesall Road have been successfully selling houses from our address at 469 Ecclesall Road for twenty years. Over this time we have seen many promotional ideas come and go, along with many agents! Finally, we think that we have found the perfect partnership with our friends at Fancie. 
We all know that looking round other people's houses is a bit of a secret guilty pleasure, and how cupcakes are generally another; so why not combine the two? 
Spencers are selecting clients from a draw to receive their personal delivery of Fancie cupcakes each week and are delivering to our clients to say an enormous "thank you" for your business and for your, often long-standing, loyalty to Spencers Agents. Yesterday our delivery was met with much praise, big smiling faces, and offers for lots of cups of tea! One lady commented "Thank you so much for this enormously thoughtful gift. I was telling everyone what a wonderful services that we had from Spencers anyway but this really is the icing on the cake!" 
We are so happy to be working alongside Fancie who have similar values to our company with forward-thinking ideas in relation to technology but with traditional service, pride, and a desire for excellence as our priorities. We both have ambitions for growth, but not at the expense of our reputation.

NEW WEBSITE LAUNCH TODAY!
At Spencers we have been focussing, since our arrival before Christmas, on the new technologies that are available to Estate Agents and have been researching what works and what doesn’t. In the background we have been designing and building a whole new website, with a new fresh look, and with simple functionality. We know that people want to get to the information that they need in as few clicks as possible and that users often navigate away from the site if they aren’t instantly steered towards the right information.
With this in mind we hope that everyone loves our new website as much as we do. We have the three main buttons on our homepage that link through to the most important information that users want to find on our website; Property Search, Free Sales Valuation, and Contact Information. We have used bright, positive photographs that we hope reflects our view on the outlook for the company and for the property market in general. Our brand is still as strong and recognisable as ever, with the link back to our original logo but with a slightly more modern twist.
We hope that the new website meets with your approval and will be happy to hear your comments and views once you have had a “play”.
Our new strap line, moving away from the Positive about Property, is “Integrity and Innovation”, taking into consideration our view on technology, and our established, and highly reputed position within the city.

THE HOLIDAY IS OVER: FIRST TIME BUYERS MUST ACT QUICKLY TO AVOID PAYING STAMP DUTY
With only three months of the stamp duty 'tax holiday' remaining, first time buyers must act quickly to avoid paying Stamp Duty Land Tax on their home purchase, warns the National Association of Estate Agents today as it releases its new advice for FTBs.
Peter Bolton King, Chief Executive of the NAEA said: "From March 2012 the holiday is well and truly over for first time buyers. Once the Government ends the tax exemption, FTBs will face a tax of three per cent on all home purchases over £250,000.
"With many first time buyers trying to purchase their first home before the tax exemption deadline, our members will be working closely with those first time buyers who are able to purchase before March 2012 to guide them through a difficult and challenging market place." 
With three months remaining until the Stamp Duty Land Tax exemption for FTBs comes to an end, the NAEA has today issued new advice for FTBs:
Stay affordable:
The key word for lender is affordability, and it should be for you as well. The amount you can borrow from a lender should depend on how much you can afford to repay each month. But when deciding on your budget, remember that what seems affordable at the time of purchase might not be so affordable once interest rates move or your employment situation changes.
Don't forget about fees:
Experienced home buyers will remember to include professional costs in their budget, but when buying your first home it can be easy to forget the need to set aside cash for fees to lenders, insurers, surveyors, and other professionals.
Choose the professionals:
When buying your first home remember to think about who is selling it to you. Buying your first home can often be a stressful experience, as well as the biggest financial transaction of a person's life. Choose an NAEA Member and make this process as stress free as possible. More and more NAEA members are becoming licensed, in order to protect buyers and sellers and raise standards in the industry. The NAEA licence is also supported by the Government, and so you should always look for the NAEA licence logo when buying your home.
Keep a paper trail
There can be a lot of paper to keep track of when buying a home, but it's important to keep an organised file with all your documents associated with the purchase in it. For FTBs it is also sensible to keep detailed notes about the properties that you've viewed including important information such as possible repairs needed to the kitchen or bathroom as these can eat significantly into your budget if urgent work is required.
Know your maximum offer:
When you've made your mind up, and it is time to put in an offer, always remember what your maximum offer is. The amount you decide to open with is vital, so work out what your absolute maximum purchase price, and then work backwards.
If your first bid is turned down, then be flexible where possible with your second offer, but don't automatically jump to your maximum affordability. Meeting the buyer half-way can be a good response to show you are serious.
